FEES TO TENANTS

BEFORE YOU MOVE IN:

Set up fee: £216inc VAT (1 Adult tenant) £240 inc VAT (2 Adult tenants)
Referencing up to two tenants (identity, immigration and visa confirmation). Credit checks, obtaining references from current/previous agents and from current employers. Arranging and producing the tenancy agreement.
Guarantor Fee: £72.00 inc VAT
Covering credit referencing and preparing a Deed of Guarantee as per tenancy agreement.

DURING YOUR TENANCY:

Late Agreements: £60.00 inc VAT
If signed renewed tenancy agreement is returned to us after the 14 day period.
Future Referencing: £72.00 inc VAT
For providing a detailed reference to a future agent.
Missed Appointments: £60.00 inc VAT
If an appointment is made between tenant and contractor for attendance to property and the tenant is not there to allow them access. (If no other arrangements have been made)
Arrears Letters: £30.00 inc VAT
If we continuously have to chase for arrears, we will charge the above fee for every letter sent after the first letter advising of the arrears.

FEES TO LANDLORDS

LEVEL OF SERVICE OFFERED:

RENT COLLECTION: 10% INC VAT
INCLUDES:
  • Collect and remit initial month's rent received.
  • Provide tenant with method of payment
  • Send out payment applications
  • Refer any repairs directly to Landlord.
Find a tenant only: 6% INC VAT
  • Credit search potential tenants
  • Collect the above fee of the annual rent
FULL MANAGEMENT: 12% INC VAT
  • Collect and remit monthly rent received.
  • Advice on rent arrears actions and pursue any non payment of rent.
  • Arrange yearly inspections
  • Advise utility providers of any changes of tenants.
  • Arrange routine repairs and instruct approved contractors.
  • Hold property keys throughout the tenancy.
  • Market the property and advertise with relevant outlets.
  • Credit search potential tenants and hold relevant documents until the end of the tenancy
  • Provide tenant with a method of payment.

ADDITIONAL CHARGES:

Organising & Monitoring major works: 13.8% inc VAT of the net cost of works
  • Arranging access and gathering quotes for refurbishments
  • Liaising with contractors to ensure that work is completed as per quotation.
  • Retaining any guarantees or warranty as a result of the works.
Renewal Fee: £120.00 inc VAT
Arranging and sending out renewed tenancies on a yearly basis
Rent Registrations: £120.00 inc VAT
Reviewing rents and applying to the rent officer for rent increases on a 2 yearly basis.
Acquisition of new properties: 0.5% of the agreed purchase price
Liaising with estate agents & viewing properties. Discussing with landlords and ensuring that the property is purchased for the right price.
Arranging Gas Safety Checks: £30.00 inc VAT(Plus cost of check itself which currently stands at £60.00 inc VAT)
  • Writing to tenants advising them that the gas safety check is due
  • Instructing the contractor to carry out the checks within a particular time frame.
  • Ensuring the property remains compliant at all times and that the gas safety certificate never expires.
Auction Referrals : 0.5% of the sale price
Liaising with the auction department when a landlord wishes to sell a property.
